Four things to do before we get there

  1. 01

    Catch the water

    Bucket or bowl under the drip. If a ceiling is bulging and holding water, put a bucket underneath and pierce the middle of the bulge with a screwdriver to let it drain in one place. A ceiling that fills up and collapses does far more damage than a small hole you made on purpose.

  2. 02

    Move what matters

    Get furniture, electricals and anything you'd miss out of the way, and turn off the power to that room at the consumer unit if water is anywhere near a light fitting or a socket.

  3. 03

    Stay off the roof

    Please don't go up a ladder in the wet to have a look. Most of the injuries in this trade are ladder falls, and a wet roof is lethal. Whatever is up there will still be up there when someone with scaffold and a harness arrives.

    Photograph it

    Take pictures of the damage inside and, from the ground, outside. Insurers ask for them, and it's much easier to photograph it now than to explain it later. You can WhatsApp the same pictures straight to us.

Slipped or missing tiles

Usually a failed nail or a broken peg, and rarely just the one - the tile that slipped was holding its neighbours.

Slates coming off

If the slates on the ground are undamaged, the fixings have gone rather than the slate. That changes the answer.

Failed chimney flashing

The most common single cause of a damp patch upstairs. Usually the back gutter behind the stack.

Cracked or missing ridge mortar

Mortar bedding lasts twenty to thirty years. A loose ridge tile on a two-storey roof is genuinely dangerous.

Leaking flat roof

Nearly always at an edge, an upstand or an outlet rather than in the middle. Re-covering the field won't fix a bad detail.

Valley failure

Cement fillet valleys crack and old lead valleys wear thin at the centre. Both leak into the room below.

Overflowing or split guttering

Water over the back of a gutter rots the fascia and the rafter feet. Cheap at the gutter, expensive once the timber's gone.

Insurance claims

If you’re claiming on your insurance

Storm damage is usually covered; wear and tear usually isn’t. Insurers generally want photographs of the damage, a written report saying what failed and why, and an itemised quote for putting it right. We can supply all three.

What helps your claim most is evidence from before anyone touches the roof, which is why photographing it early matters. We’ll make the roof safe and watertight first if it needs it, photograph everything as we go, and give you a written report you can send straight to the insurer.

We deal with you rather than with your insurer, and we won’t tell you a claim will succeed when we don’t know that. If we think the damage is age rather than storm, we’ll say so - it saves you a rejected claim.
