What the roofs here are like

Latimer and Chenies are estate villages in the Chess valley, and their housing reflects that origin rather than ordinary market development. Both have greens fronted by 19th-century estate cottages built to a deliberate pattern - steep pitches, decorative bargeboards, tall chimneys and elaborate ridge detail, in brick with tile or slate. Chenies Manor and the buildings around it are considerably older and of real historic significance. Beyond the greens the housing thins out into farmhouses, converted agricultural buildings and a small number of large private houses in wooded grounds. There is very little 20th-century development of the ordinary kind, and almost no modern estate housing at all, which makes this one of the most consistently period patches we work in.

Nearly everything here is either listed, in a conservation area, or both, so assume consent is needed and talk to us before you commit to a material. Estate cottage roofs come with a lot of decorative detail - ornamental ridge tiles, finials, deep bargeboards - and matching those is a sourcing job as much as a roofing one. The valley setting means damp and heavy tree cover, so moss and blocked gutters are constant. The chimneys are tall and numerous, and tall chimneys mean a lot of flashing, back gutters and soakers, which is where the leaks in these buildings almost always turn out to be.

Access, scaffold and what affects the timescale

These are the most constrained villages we work in and it is worth knowing before you plan anything. The lanes down into the Chess valley are single track in places with very limited turning, so scaffold deliveries need a small lorry and careful timing. Most of the property is listed or in a conservation area, so consent is the norm rather than the exception, and matching estate-pattern ridge tiles and bargeboards is a sourcing exercise that can add weeks. None of that is a problem - it just means the gap between agreeing the work and starting it is longer here than anywhere else in our patch, and we will be straight with you about that.
